Private well and septic systems are easy to overlook during a home purchase, but they can become expensive problems if they are not functioning properly.

During the inspection, I evaluate the visible components of the well and septic system and look for signs of defects, poor maintenance, or conditions that may need further attention.

For well systems, this may include the pressure tank, controls, visible piping, and general system operation.

For septic systems, I inspect accessible components such as the tank, distribution equipment, and drain field area when conditions allow.

My goal is to give you a clear understanding of how the system appears to be performing and point out any concerns before you move forward.

If the property has a private well or septic system, I strongly recommend it. These systems are expensive to repair or replace.

Is water testing included?

Yes, Water is tested at the local county health department. 

Can septic systems be fully evaluated during a standard home inspection?

A septic inspection focuses on accessible components and system performance indicators. Some situations may warrant additional evaluation by a septic specialist.

Yes. Findings are documented in a clear report with photos and recommendations.
